TOMO transforms underperforming apartments into high-yielding, premium residences. From design and refurbishment to management and exit strategy, we provide a complete turnkey service that maximises returns while keeping the process seamless for landlords and investors.

PARTNERSHIP OPTIONS

Model 1: Refurbishment + Call Option to Buy

TOMO agrees with the landlord on a fair price at the top end of achievable market rates. Before refurbishment begins, an option agreement is placed on the property, giving TOMO the right to acquire the asset once the works are complete.

TOMO then undertakes and funds the refurbishment, delivering the property to TOMO’s hospitality design and operational standards. Upon completion, TOMO exercises the option to purchase, providing the landlord with both certainty of sale and a premium exit.

Model 2: Vendor-Funded Refurbishment + Management Agreement

In this structure, the landlord funds the refurbishment, while TOMO manages the process end-to-end — from design through construction to completion — ensuring the property meets TOMO’s guest-ready standards.

Once complete, TOMO enters into a long-term management agreement with the landlord. Under this arrangement, TOMO handles the full hospitality operation of the property for a set management fee, while the landlord benefits from increased net yields, higher occupancy, and long-term asset value growth.
